Living near Admiralty MRT: prices, schools and the RTS Link

Admiralty sits at the quiet end of Woodlands, one stop north of the town centre on the North South Line. Nearly four in five of those homes are HDB flats, which is the single fact that explains most of what follows.
Is Admiralty a good place to live?
Admiralty is a settled residential pocket of Woodlands built around a single elevated MRT station, with most daily needs reachable on foot and the larger shops one stop away. It suits buyers who want space and quiet over proximity to the city, and it is priced accordingly.
The station, NS10, opened on 10 February 1996 at 70 Woodlands Avenue 7 as part of the North South Line's Woodlands extension. It serves what the rail network calls the Woodlands East area: mid-rise and high-rise HDB blocks along Woodlands Avenue 6, Woodlands Drive 71 and Woodlands Circle, with nine bus services feeding the two stops outside.
The anchor is Kampung Admiralty, about 150 metres from the station and roughly a three-minute walk. Singapore's first integrated development for seniors, it stacks a community plaza, pharmacy, retail and a 900-seat hawker centre beneath Admiralty Medical Centre, eldercare and childcare facilities, and roof gardens. Admiralty Place, with its wet market and food court, and Woodlands Galaxy Community Club sit nearby.
How do you get into the city from Admiralty MRT?
Admiralty is on the North South Line, which runs direct to Orchard, Somerset, City Hall, Raffles Place and Marina Bay with no change of train. Woodlands, the next stop south, is the interchange onto the Thomson-East Coast Line.
Two projects will reshape that picture. The Johor Bahru to Singapore Rapid Transit System Link is targeting passenger service in January 2027; its Singapore terminus at Woodlands North has been completed, and the four-kilometre shuttle to Bukit Chagar is projected to carry around 40,000 passengers a day, with capacity for 10,000 per hour in each direction at peak. From Admiralty that is one stop to Woodlands, then the Thomson-East Coast Line to Woodlands North.
For drivers, the North-South Corridor, a 21.5-kilometre transit priority route linking the north to the city centre, is due to complete in phases from 2027.
What do homes near Admiralty MRT cost?
Hombble's 391 live listings average S$1,125,040 and S$745 per square foot, but that blended figure is pulled upward by the 38 condominiums, 33 executive condominiums and 11 landed homes in the mix. The 309 HDB flats are the realistic benchmark for most buyers here.
Across Woodlands as a whole, median resale prices in the twelve months to August 2026 ran at about S$420,944 for three-room flats, S$560,000 for four-room, S$665,000 for five-room and S$933,888 for executive flats, the last of which sold at roughly S$560 per square foot for four-room units. The town record stands at S$1.27 million, paid in October 2025 for a 177 sqm executive flat at Block 850 Woodlands Street 82.
The average listing size of 1,372 sqft is the number sellers should note. Admiralty's stock skews towards larger four-room, five-room and executive layouts from the 1990s, which is why asking prices look high in absolute terms while remaining modest per square foot. Private options nearby are limited and mostly executive condominium stock such as Twin Fountains on Woodlands Avenue 6, completed in 2016.
Schools, parks and healthcare
Admiralty Primary School, at 11 Woodlands Circle, and Woodlands Ring Secondary School both sit within the station's immediate catchment, and twelve primary schools serve the wider Woodlands area. Check the current one-kilometre and two-kilometre boundaries with MOE before committing, as balloting outcomes change year to year.
Admiralty Park is the largest park in the north and holds the country's most heavily equipped playground, with 26 slides and a nature trail. Causeway Point and Woods Square, at Woodlands MRT, cover mall shopping and offices. Woodlands Health Campus opened in stages from 22 December 2023, with 680 acute and community beds and capacity planned to reach 1,800.
What is the outlook for Admiralty?
The case for Admiralty rests on jobs and rail arriving within a few stops rather than on the estate itself changing much. Woodlands Regional Centre, a 100-hectare plan split between a 30-hectare Woodlands Central and a 70-hectare Woodlands North Coast, is slated for around 700,000 sqm of commercial space and roughly 100,000 jobs when complete.
Supply keeps coming: the June 2026 BTO exercise launched on 17 June offered 6,952 flats across seven projects, including Woodgrove Acres in Woodlands. New flats cap resale upside, so sellers should price against completed comparables rather than the headline averages. Buyers should treat the RTS Link as a rental and convenience story first, and not pay a premium for proximity alone before the line is running.
