Bedok is one of Singapore's largest mature estates, stretching from Upper Changi Road to the East Coast shoreline in District 16. With 2,376 live listings averaging S$1,421 per square foot, and the Thomson-East Coast Line about to reach Bedok South, the town is entering its most significant period of change in decades.
Living in Bedok
Bedok is a mature East region town home to more than 75,000 households, spanning the sub-zones of Bedok North, Bedok Reservoir, Bedok South and the emerging Bayshore precinct. It sits entirely within postal District 16 and offers something few Singapore neighbourhoods can match: a full spread of housing types, from older HDB blocks and newer condominiums to substantial landed enclaves near Upper East Coast Road.
Daily life revolves around Bedok Town Centre, where Bedok Mall connects directly to the MRT station and bus interchange. The mall forms part of an integrated development with the eight residential towers of Bedok Residences above it. For food, Bedok Interchange Hawker Centre and Fengshan Market and Food Centre are among the East's best-known hawker destinations, and the area's kopitiam culture remains a genuine draw for residents.
Transport and connectivity
Bedok MRT station (EW5) on the East-West Line anchors the town centre, while Bedok North (DT29) and Bedok Reservoir (DT30) on the Downtown Line serve the northern half of the estate. Drivers have quick access to the ECP, PIE and TPE expressways, putting the CBD and Changi Airport each within a short drive.
The bigger story is the Thomson-East Coast Line. Bayshore station opened in June 2024, and Bedok South station is slated to begin operations in the second half of 2026. Once TEL Stage 5 completes the line towards Sungei Bedok, the southern half of Bedok gains a direct rail link along the East Coast corridor into town, closing a long-standing gap in the estate's rail coverage.
Housing stock and prices
Hombble currently tracks 2,376 live listings in Bedok, with an average asking price of S$3,233,599, an average size of 2,270 square feet and an average of S$1,421 per square foot. The mix is unusually balanced for a mature town: 1,023 condominium listings, 677 HDB flats, 674 landed homes and 2 executive condominiums. The large landed component, concentrated around Upper East Coast Road and the Bedok South fringes, pulls the average price and size well above typical HDB-town levels.
On the public housing side, market data from CheckHowMuch puts Bedok's median HDB resale price at roughly S$502,500 as of July 2026, with four-room flats broadly transacting between S$540,000 and S$770,000. For buyers, this means Bedok offers entry points from mid-five-figure-deposit resale flats through to multi-million-dollar freehold landed property within the same postal district.
Schools and amenities
Bedok has one of the deepest school catchments in the East, with around twelve primary schools and ten secondary schools in the neighbourhood. Well-regarded options include Red Swastika School, Yu Neng Primary and Anglican High School, while Temasek Junior College and Victoria Junior College serve the post-secondary level. Katong School caters to students with special needs, and several international schools operate nearby.
For recreation, Bedok Reservoir offers running trails and paid water sports such as kayaking, while East Coast Park sits along the town's southern edge with its beaches, cycling paths and dining clusters. Few estates put both a reservoir park and the coastline within reach of the same neighbourhood.
The Bayshore transformation
The most consequential development in Bedok is the Bayshore precinct, planned as a waterfront estate of about 10,000 homes, including roughly 7,000 HDB flats. The first BTO projects, Bayshore Palms and Bayshore Vista, launched in October 2024 and are expected to be ready by 2029, sitting within a five-minute walk of the Bayshore and upcoming Bedok South MRT stations.
URA has also tendered a mixed-use site linked to Bedok South station that will house a new bus interchange, up to 1,280 homes and retail amenities, with the precinct designed as a car-lite, pedestrian-friendly neighbourhood.
Outlook for buyers and sellers
Bedok's fundamentals are strong: a mature amenity base, a deep school network, coastal recreation and improving rail connectivity. The opening of Bedok South station and the build-out of Bayshore should lift accessibility and buyer interest across the southern half of the town, while the injection of new supply at Bayshore gives upgraders and young families fresh entry options. For sellers, the estate's varied stock means pricing is highly segment-specific, so landed, condominium and HDB owners should benchmark against their own product type rather than town-wide averages. For buyers, Bedok remains one of the few districts where the choice runs from resale flat to freehold landed house without leaving the neighbourhood.
